During the loan approval process, the borrower must ensure there is a good exit strategy in place. Common methods include selling the properties built on the land, sale of the land after planning has been granted and/or longer-term refinancing options.

The borrower can repay the loan at any time without incurring any early repayment fees (save for the interest payable during the repayment notification period).

Novellus are unable to offer a loan secured by way of a first legal charge against land being used for a principal private residence, as this will be considered a regulated loan. 

Novellus will consider land with existing vacant premises that are currently not income bearing.
